Understanding Maintenance and Repair Responsibilities

The association docs can be cumbersome and difficult to navigate when trying to understand maintenance responsibilities. This guide can make it easier to understand who takes care of what. Here are some of the most commonly asked questions.

 
  • The association is responsible for the maintenance and repair of roofs. We recently finished an extensive neighborhood wide re-roofing project. If you have a roof leak, report it immediately so we can be sure to get it repaired within your roofs warranty period.

  • Rain Gutters are installed and maintained by home owners. Rain gutters require association approval to be installed or modified. An architectural modification form will need to be submitted. If your home is receiving a new roof, it is your responsibility to remove and reinstall if required by the roofer. If your rain gutters fall into disrepair or are causing damage to the roof, the association may ask you to repair/maintain it. Failure to comply may result in the association charging the homeowner for needed repairs, modifications, or maintenance.

  • Owners are responsible for repairs to siding. Siding does not last forever, especially not in Florida. If you have soft spots or rot in your siding, trim or fascia board; have it repaired immediately to avoid further damage to your structure. Check periodically for areas that need to be caulked. Leaving open holes in your building also makes your home prone to termites and other pests.

    The association is responsible for periodic painting of the siding and building exterior. The association also carries an insurance policy for the building structure in the event of natural disaster.

  • Homeowners are responsible for repairing and maintaining their fences. If you need to replace your fence, please be sure to obtain the appropriate permits with the city of plantation and submit and architectural modification form.

  • The association cares for common area landscaping and tree trimming.

    Residents are responsible for all landscaping within their fenced in areas.

    Residents should not place any plants, planters, or any other structures, decorations or items outside their fenced in area. The association may throw out or cut down any unauthorized items or plants at owners expense if found on the common areas.

    Please note: plants, shrubs, trees etc planted in common areas have caused damage to things such as irrigation pipes, water pipes, electrical conduit and have incurred additional landscaping cost.

  • All interior repairs are the responsibility of homeowners. Please make sure you have an insurance policy that covers your contents and dwelling. Repairs to the home’s walls, ceilings, flooring, studs and structure, etc. are the responsibility of the homeowner.

  • The association does not keep a copy of mailbox keys. If you lose your keys, contact the local post office to arrange to have your mailbox lock changed.

  • Owners are responsible for treating termite issues. Contact a Licensed Pest Control Company for an evaluation. Most companies will provide an evaluation for free. If the pest control company determines the termite issue is in the roof trusses and tenting is required, the association is financially responsible and will make arrangements to have the entire building tented.

    Please note: if a homeowner has neglected repairs to siding or other parts of the structure, or has been found to be negligent in treating a localized termite problem, the owner may become liable for the cost of tenting the entire building.
