
General Rules
No bicycles, scooters, lawn furniture, basketball hoops, landscaping decorations, or planters shall be allowed to remain in any of the common areas or driveway.
Any permanent changes to the exterior of the property must have an Architectural Form submitted to the Board of Directors for approval. This includes but is not limited to; siding repairs, fencing, concrete slabs, pavers, windows, doors, sheds, patio roofs, screening, gutters, etc
Satellite dishes may be installed only on a pole within owner or tenants yard. It requires an Architectural form along with a $150.00 deposit. It cannot be installed on roof, building walls, or balconies.
All Sales and Rentals must submit an application to the property management for approval, together with the appropriate fees prior to the sale or rental.
Each owner or renter is required to maintain the property in proper condition. This includes lawn maintenance in the yard within the fence, trimming and pruning of hedges, edging along the fence and removing trees if necessary. Keeping all private yards free of debris and trash.
Each owner is responsible for the maintenance, repairs, and replacements of their fence.
An ARC Form will need to be submitted and approved by the BOD as fence replacements require a permit by the City of Plantation.Noise Ordinance: Monday - Sunday: 11pm to 8am.
We kindly ask that you be considerate of your neighbors when playing music or having gatherings. If this is a persistant problem and your neighbor is unwilling to come to a resolution, you may call the non-emergency Plantation Police Department for assistance at 954-797-2100.Pool
Pool hours are from sunrise to sunset.
Plantation Police will be called for Hour Violations
No glass is permitted in the pool area.
Children under the age of 18 must be accompanied by an adult at all times when visiting the pool.
No pets are allowed in the pool or tennis court.
No bikes, roller skates/blades, or skateboards are permitted.
No bounce houses are allowed without approval of the Board of Directors
Trash
All trash must be put in the Blue City of Plantation trash bags and recycle material in the clear bags. All bags are available at Publix. The City of Plantation will not pick up any other bags.
Garbage pick up is on Wednesday and Saturday morning, recyclable material placed in the proper bag will only be picked up on Saturdays.
Tree trimmings must be tied up with twine no longer than four (4) feet in length and no heavier than 40 pounds and placed next to a Blue City of Plantation bag.
Bulk Pick Up is normally on the 2nd Wednesday of the month, there are certain months when it is on the 3rd Wednesday.

Bulk trash must be placed out on the day prior to the pick up date.

Parking
Cars found to be breaking any of the rules will be towed.
Each dwelling has two parking spaces, you may only register and park 2 vehicles per unit
Guest parking is limited. Do not park a 3rd or 4th car in a guest spot. This is disrespectful to your neighbors.
Do not park on the grass. Cars parked on grass will be towed and charged for any damage to grass and sprinklers
Do not park over sewer grates
Register your vehicles with Association Management. Unregistered vehicles may be towed
Boats, trailers or any other recreational vehicles can not be parked on the property
Only emergency work can be performed to your vehicle while on the premises. Example: Flat tire or replacing a battery
Disabled vehicles, unregistered vehicles, or expired tags on vehicles are subject to immediate removal from the property
